Review of Georgetown's Future Land Use Map
As a part of the state-required 5-year review of the Town’s Comprehensive Plan, the Planning Commission of the Town of Georgetown is proposing revisions to the Town’s Future Land Use Map. In addition to recommending changes to certain designations on the map, the Commission wishes to solicit requests from property owners and interested parties who may desire their property’s Future Land Use designation to be reconsidered as a part of the review process. Property owners with land outside of Town limits can still request changes to their Future Land Use designations and, if not already included, can also request to be included in the Potential Annexation Area.
Interested parties can view the in-effect Future Land Use Map and Zoning Map at the following webmap link: https://experience.arcgis.com/experience/79f99c382aff416092fd1a4cbe47beac
While rezoning changes are not contemplated at this phase of the planning process, petitions should also indicate what Zoning District may be desired.
Petitions must take the form of a letter, which must include the following:
- Required:
- Name of Requester/Property Owner
- Property Address and Tax Parcel #
- Proposed/Requested Future Land Use Designation
- Proposed/Requested Zoning District
- Justification Narrative: Letters must describe in detail a justification for the Planning Commission to consider, including: 1) general outlines of what future development may be proposed by a property owner or applicant, and 2) why the proposed change supports the goals and objectives of the Comprehensive Plan.
- Preferred:
- A map or graphic indicating the requested changes
Petitions with insufficient detail or justification will not be considered or will be rejected.
The Planning Commission shall consider each petition on a case-by-case basis and will consider, among other things, the appropriateness of the proposed designations as compared to the long-term goals and objectives of the Town and consistency with the overall Comprehensive Plan. The entire Comprehensive Plan can be found here. While the Planning Commission will make recommendations for a revised Future Land Use Map, Town Council has the ultimate authority to approve amendments to the Comprehensive Plan.
Petitions will be considered on a rolling basis during the May 20th and June 17th Planning Commission meetings, but must be received no later than June 8th, 2026. Petitions can be submitted electronically by emailing Brian J. Olszak, Community Development Director, at bolszak@georgetowndel.com or in-person at the Town Offices, 37 The Circle, Georgetown, DE 19947.
